What this means for you
- Hosting is possible, zone decides. Verify the exact address against the zoning map before committing — the same street can fall on either side of the line.
- Number on every listing. Since 20 May 2026 platforms verify registration numbers and must remove listings without one — this is the enforcement lever that finally works.

What applies locally
| 1 | Prague 1 (the historic centre) is actively lobbying the national government for stronger municipal powers to cap short-term rental days per year and impose a stricter regime — not yet enacted, but politically live. |
| 2 | A local referendum in Prague 1 on 3–4 October 2025 saw 72.26% of participants vote in favour of restricting short-term rentals in residential buildings — a strong signal, not a binding rule change by itself. |
| 3 | The national e-Turista system gives the city sharper data on rental activity from 2026 onward, which is expected to support more targeted future measures. |
How to register — the national layer (Czechia)
- Register the property in the e-Turista system (enforced from May 2026).
- Separately, comply with the pre-existing UbyPort duty: notify the foreign police within 3 days of any foreign guest's paid stay.
- Display the registration number on every listing.
- Watch for a pending law granting municipalities the power to cap rental days per year in apartment buildings — not yet in force.
e-Turista (Ministry of Regional Development) — mandatory since 1 May 2026. Official portal: www.mmr.cz. Full context: what EU Regulation 2024/1028 changed in May 2026 · run the compliance check
Frequently asked
Can I get a new short-term rental licence in Prague?
Conditionally. Availability depends on the zone and property type — check the zone before any investment decision.
Is there a night cap in Prague?
No general annual cap is confirmed, but zoning restrictions apply — the rules differ by district.
Do I need a registration number on my listing?
Yes. Czechia operates e-Turista (Ministry of Regional Development) (being rolled out), and under EU Regulation 2024/1028 platforms must verify and display the number — listings without one face removal.
What fines apply in Prague?
Fines reach €4,000, and platforms must delist non-compliant listings — the loss of income usually outweighs the fine.
